Pendleton Farm Lane

Pendleton Farm Lane is a new single-family subdivision offering private acre-plus wooded lots in a beautiful country setting. Privacy does not have a penalty at Pendleton Farm since it is only minutes from historic downtown Mystic and access to major shopping facilities, fine dining, and transportation centers

Homes built in this neighborhood offer something that others do not; true energy efficiency that will provide benefits immediately as well an important resale edge for the future. These homes are built to stringent Energy Star specifications with special Green cellulose insulation that can save up to 40% in heating and cooling costs compared to conventional fiberglass insulation. Special thermal windows and high efficiency heating and cooling systems complete the package.

Aside from the energy efficiency and green technologies we use that truly separate us from other builders, we are true custom builders. That means we can design and build any type of home with many different features and amenities and tailor it to each specific family’s needs. Taking that a step further, we can customize the home to meet every individual member of the family’s lifestyle and needs.

In addition to the exceptional quality put forth by the builders, our finish team is second-to-none. From high-end moldings to smooth painted finishes to installation of custom cabinets and crown molding, our guys have an “eye for quality” that impresses even the most detailed homeowner.

So if you are looking for a new home and are worried about high energy costs and protecting our valuable natural resources then why settle for the ordinary when Erik’s Design-Build can provide you with an extraordinary home at the same price as other local builders. Summary - A captivating 2300 sq.ft. single story ranch with wide open main living areas perfect for entertaining and relaxing. Floor Plans

The classic porched exterior beckons you as you pull up the driveway with the classic paneled columns carefully created on site by our skilled carpenters. Historical dutch lap heritage cream siding brightens your spirits, with its warm sunshiny hue, no matter what mood you may happen to be in that day.

The rear veranda and beautiful screened porch located on the back of the home, overlook miles of flat and prairy like scenery that's very difficult to find in this part of the country anymore.

A three (3) car attached garage features unfinished bonus space above, currently used for additional storage, and can be finished someday with ease.

Inside the home one finds:

A large and open eat-in kitchen with beautiful Kraftmaid cabinetry, granite countertops, premium stainless steel appliances including a wall over with convection microwave above and a separate stand alone range when two ovens may be needed. BRING ON THE CROWD!! There's room galore and food to match! A walk in pantry closet, every chef's dream, offers plenty of storage! All open to the main living area and dining room just perfect for serious entertaining.

Formal Dining Room - Essential as this home would be "The Place" where family meets on holidays and special occasions. At EDB, we had to guarantee ample size for table space needed for family functions. The original plan EDB designed had the dining room completely open which was nice because the table and chairs could easily spill out to the other main living area if necessary. The owners decided it lost the intimacy of a more formal dining room. Working together with the owners EDB created a design of half walls, columns and cased opening to differentiate the room but still not "close" it in. Voila! Problem Solved! And for a finishing touch, our skilled carpenters created a built in hutch, where the owner's personally designed glass cabinet doors could be showcased. Beautiful!!

The Master Suite: The clients called for a functional master suite including a beautiful private bathroom with custom "mud-job" tile shower and glass door for day to day use. The nearby air-spa whirlpool with matching tile work is perfect for relaxation for a tiny bit of self indulgence with a nice scented candle and glass of wine! His and her personal vanities guaranteed no fighting in the morning! And finally, keeping in line with our age of technology, adjacent to this master suite was a private office with desk area, and two nearby walk in closets for plenty of storage.

The master suite as well as most other aspects of the floor plan were designed with ADA / Aging in Place accessible features in mind....adding accessibility and comfort to the floor plan for now and future needs. May we design one for you?

Energy Efficiency - This beautiful home we designed together is very bright with many large windows strategically placed for passive solar gain. We insulated the home with high tech blown in cellulose insulation. We'd be remised to not mention  that we installed a state of the art geothermal heating and cooling system with the newest technology available to us today. The heating and cooling system for this home we consider the Mercedes Benz of geothermal systems. We can't give away all of our secrets here and feel free to contact us for more details.

This was such a fun build for us and we couldn't be happier with the way it turned out hitting the design elements/ requirements for our homeowners; while exceeding our own strict requirements for maximum energy efficiency!

Summary - Sprawling 2250 sq.ft. single story ranch built with ADA compliance and accessibility requirements at the forefront of design.

This magnificent home build in nearby Salem, CT sits upon a healthy-sized lot set back from the road a little way.  Upon reaching the home, you are immediately captivated by its majestic figure. The front-facing gable ends provide the new construction with a homely feel, with many windows adorning its walls. The front covered porch provides a quiet retreat from the homeowners. As you enter the front door framed by sidelights, you set foot onto the natural oak hardwood floors, leading to a set of second floor stairs, the dining room, and a a short hall heading into the Great Room.  You then come to witness the grand gas fireplace surrounded by elegant tile.  Four large windows provide an excellent view of the back yard while also letting in vast amounts of natural light.  The flow of the home then takes you to the right, into the breakfast nook and then the kitchen.  The granite countertops envelop its three walls, centralized by a bent island with an overhang for the quick snack.  A sliding patio door leads out to a back deck which the homeowner has future plans for. Heading back through the Great Room brings you to the downstairs master suite. This roughly 200 square foot master bedroom is adjoined by a walk-in closet and master bath with walk-in tile shower. Traveling back around the central staircase providing access to both the basement and the second floor, you head upstairs to a central hall acting as a hub, all of the upstairs rooms branching from it. Immediately to your left is another full bath and bedroom, and just down the hall is yet another bedroom and the master suite.  Following the hall to its end, you come to the vast media room which stretches  to a massive bonus room located above the oversized 3-car garage.

There are many features nor readily visible that make this home a signature build of our company.  Cellulose insulation provides the walls and attic with an essentially air-tight seal. This home, unlike almost all others in the area is utilizing an air source heat pump with propane backup.  This system, developed by Goodman Manufacturing, provides both heating and cooling efficiency as well as space efficiency.

This beautiful custom home was designed exclusively by Erik's Design-Build and is constructed with the exceptional quality that has come to be expected from our builds.

Floor Plans

A gorgeous single story home with about 1900 sq.ft. built with ADA/aging in place specifications for accessibility and comfort. The final floor plan was a collaboration with the design team at EDB and the homeowners. Together we created a really nice floor layout highlighted by an absolutely stunning living room with vaulted ceiling that's completely open to the kitchen and sun area.

We went with maple flooring for this large open area because it went with the color scheme of the home which we were trying to obtain a "cottage" feel with the decor and style. And of course plenty of glass with large windows and glass doors added to that feel. Plus the scenery of the fields surrounding the house were easily viewed which plenty of wildlife nestled in around the home. Foxes, turkeys, eagles all surrounded us.

A center piece for this beautiful living room is a contemporary style fireplace called the Metro. This unit is a newer style fireplace that is becoming very popular and we can choose different surrounds for around the firebox. Also available are different colored crystals that align the bottom of the fireplace giving it vast arrays of colors. Still propane and easily controlled by a remote. You don't need to do a mantle with these type of units and we didn't want to make the mantle the focal point so we did a single shelf type mantle, hand made by our skilled carpenters. We lagged it to the wall so you do not see any support brackets. Looks like a floating shelf and that's exactly what we wanted to achieve.

The kitchen is totally open to this large living room. The owners with EDB and our kitchen design team really captured the "cottage" type kitchen with some open shelving, glass doors and plenty of storage. All at budget! And the coolest feature in our minds was the center island which was so unique with "pillars" on each end that added more storage including a wine rack and then a custom made maple table (which again our skilled carpenters hand crafted on site) wedged in between and lowered for accessible seating. This island concept was a constant work in progress all the way through the build. But that's what makes us different....we want it to be right every time and so if we need to wait to make certain decisions we will do that. And work together as a team! And you will see the finished product is always that much better.

The master suite included a large walk in closet, private bathroom with tile walk in shower. The walk in shower included a built in seat that we tiled and a half wall with clear glass above it separating the shower from the main bathroom. We installed a rain shower head from the ceiling and a separate hand shower with separate diverters.
